How to get the ball rolling with a purchase or a sale
It is simple. I set up a meeting time and place that is convenient for you. It can be a coffee shop or your home, etc. I work 24/7 so in most cases, I am almost always available and will make it work. Then I let you know about me and what makes me tick. I love finding out about you. So, I ask you questions to get a feel for what you like, need and hope for.
I review the buying process with you as a "Buyer Presentation." This works well so, you have a good understanding of what to expect. That way we, work together as a team to get you that special house. This is a perfect opportunity to give and get information. It may take an hour at most. I break down the process at every stage so that you know what may be needed of you and how to process. I will always start a property search for you as well. Then we work on viewing properties. "Looking at houses", is FREE. So, I highly encourage we get out there and start looking. Pictures do not tell everything. Once you have an accepted offer, I walk you through each and every step, work with the other agent and your lender to get a move on the process. I accompany you through inspections, walk throughs, repairs if needed, and the closing. Being there for you throughout the entire process is what it's about.
Selling is a process just as buying is. After we arrange a meeting day and time, I ask you details about your property so, that I can find out any unique conditions or items about the house. Then I do the homework and complete a current (within 6 months) market analysis for you. We go over it together. You and I, do not make the market, buyers and seller's out there do. We get the values for your home from properties that are similar to yours and what they have sold for. Most importantly, we choose the sales price you want to list your property at, based on the square footage, location, condition of the property and your needs. In order to get the house listed, I may go over what will increase your value, what may need a little touch up, like paint, cleaning, or some elbow grease. Spending your money is something I am not a fan of. I learned long ago that putting in new carpet just before selling may not be the best thing. So, here is where we can get creative and possibly give a small credit to the buyers, etc.
I sold a home near the airport when my husband and I were young and poor. In order to sell, I felt we needed to replace the awful brown and orange shagg carpeting that was upstairs and we had lived with for 10 years. We replaced it, got an offer and sold.
