When was your last checkup?

We all know that going to the doctor every couple of years for a complete physical is a prudent thing to do. This allows us to get a snapshot in time of how all of our major systems are reacting to the aging process, as well as to the environment around us.
But how many of us take this type of care with our homes?
Most people believe that a home inspection is something you get when you are thinking of buying somebody else’s home… We take the view that it is a protection against the perils of other people’s actions (or lack thereof). It should be noted, though, that homes have many systems that require maintenance and observation on a routine basis, whether they are somebody else’s home or the ones we live in every day.
You may eat right, exercise regularly, supplement your diet with vitamins, and yet you are still subject to exposure to the environment and potential adverse environmental effects… It is the same with your investment property. You may have an excellent maintenance schedule and keep up on the more outwardly noticeable areas, but, there are areas that most landlords never see, that can be slowly effected by environmental influences which often leads to damage, decay, or even premature failure of components and systems.
Getting a professional home inspection is not only a tax deductible expense, it also allows you to not only know the current state of your home’s systems, but become aware of potential looming issues so that you can plan ahead, and budget for repairs or alterations rather than be surprised and be forced into a hasty response. It is my suggestion that a professional home inspection be performed once every 5 years of ownership. It is a small price to pay for valuable information.
From a liability standpoint, the inspection can be a defense against unsubstantiated claims about your property. Or, alternatively, it may point out liabilities you were unaware of, before they become issues. A little preventive care goes a long way towards the health of your investment.
Be cautious, though, in choosing your inspector. Make certain they have ample expertise and experience. Don’t just take their word for it… peruse the online review sites and see what past clients and customers have to say about their business. Make sure they carry substantial insurance to cover both general liability as well as their reports and recommendations. Verify that they are familiar with rental property concerns and requirements. The right home inspector will be able to advise you on local ordinance compliance as well.
