We recently sold our La Costa Valley home and could not be more pleased with how it all worked out. Let's start at the beginning.... A couple years ago when we set long term plans of moving, we consulted with Kathy during our remodeling projects. She was extremely helpful in guiding on what work would provide the best value. Kathy's knowledge worked out great (but more on that later).
Last February we called up Kathy and let her know that we finally had decided to put our house on the market and sell it and move to another state. It was important to us that we maximize the sales price and she took that into consideration as we navigated through our process. This process included providing some skilled associates that helped stage our house, and to declutter from 19 years of living there. Kathy was very detailed oriented that included discussing timing on when to put it on the market with even details of what day during the week to maximize traffic.
When it came to pricing together, we decided to offer a range instead of a set price. She discussed the benefits of both. Prior to listing and after the staging, Kathy brought in a professional photographer who took some fantastic pictures of our beautiful home. Kathy also maximized attention at our house by creatively using Facebook, Zillow, Trulia, YouTube, email blast to all SD area agents and Open Home Pro, plus many other sites. There were thousands of recorded hits where people viewed the pictures of our home. We were able to monitor that activity in real time.
The day before it was to be listed Kathy planned a Broker /Agent open house that brought in qualified resellers of property in order to get them excited about a new listing about to hit the market. That really set the pace for the tremendous amount of activity that we experienced.
The bottom line is the house was first on the market on a Thursday, but our first offer was received the day before. We ended up receiving 4 offers that gave us a bidding war and offers that resulted higher than asking.The sale of our La Costa Valley home ended up setting a La Costa Valley record that now has the highest price per square foot than any other home thus far. We fully endorse Kathy Arman because everything we wanted to get done occurred with her guidance and knowledge and expertise.
