As your are aware, I am just weeks away from closing on the purchase of my new home and the sale of my current home.  Your agent, Dorcas Dunlop, has assisted me with both of these transactions.  I initially called Dorcas to help me with the purchase of  my new home and had informed her at the time that it was my intention to sell my home on my own.  A good friend of mine, after seeing Dorcas in action on the purchase transaction, convinced me that I needed to hire her to sell my home.  I am ever so glad that she did.  
I am convinced that I could not have sold my home in the time frame (12 days) or for the price that I did without Dorcas as my agent.  She initially provided guidance in preparing my home for sale.  I have watched my share of HGTV and thought I had my home ready sale.  Her buyers and she also provided me great contacts to quickly address the items that needed to improved.
The scope of the marketing campaign was instrumental in providing a pool of potential buyers that I could not have found without her marketing program.  Thirty groups attended the initial open house-this level of interest helped prospective buyers to focus on my home sooner than later due to the buying competition generated.  It also kept the selling price higher than it would have been without this initial level of interest.
I did not fully appreciate how much was involved after negotiating the contract.  Dorcas has helped me through the building inspection negotiations which are considerably more involved than I had remembered from previous experiences.  Her contractor contacts have been most responsive and price sensitive.
