  Many times I have received an excited text or phone call from a client about them finding the home of their dreams. Many times I have also looked the property up (amazed I had missed such a spectacular property) only to find it was under contract, not for sale, actually priced much higher, in a different state but marked wrong or had some other problem my client couldn’t see. This is the never ending cycle that many agents face with their clients. In this day and age with just slightly more than 2 bazillion-trillion real estate search sites out there; buyers are doing more solo searching than ever before.

  The independent and motivated self-searching client is a great thing. Unfortunately though, the buyer usually passes or doesn’t give complete information to their best search engine option.   Giving your agent precise criteria on what to search is important, but also important is continually updating them on any changes. If you increase your budget, let them know. If you decide to search another area of town, let them know. If you decide that you actually can live with a 3 bedroom instead of the 4 you had to have, let them know.
