#1. LOCATION - The Larkspur Area is everything in the 80118-zip code. Although the Town of Larkspur is very small at only 3 square miles, the Larkspur mailing district is massive—155 Square Miles of diverse Colorado scenery and experiences. Everything from 100-acre horse and cattle ranches to custom homes on 1, 2, 5 and 10-acre lots There are even some low-maintenance townhomes. Located right in the middle between Denver and Colorado Springs, the Larkspur area provides an easy 30–40-minute commute to TWO major economic centers.

#2. THE TOWN OF LARKSPUR - At only 3 square miles in size, the Town is only a small part of the Larkspur Area. The Town is well-known for its annual event, the Colorado Renaissance Festival, which runs every Saturday and Sunday for about 2 months each June and July. The Town is also home to Yogi Bear’s Jellystone Park, a huge 100-acre Family and RV Park that can be seen off of I-25. It has 89 cabins for-rent in addition to over 400 RV spaces.

#3. WORLD CLASS SHOPPING - Although the Town is small and only offers the basics, a quick 10 to 15-minute drive brings you to the Town of Castle Rock with restaurants galore and all the shopping opportunities you could ever want.

#4. GOLF - The Larkspur Area has TWO Championship Rated Golf Courses and 3 more courses within a 15-minute drive. The Perry Park Country Club offers an 18-hole championship-rated course. This private club has both golf AND social memberships available and is a consistent winner of numerous Colorado Avid Golfer Awards each year including the Best Denver Region Private Club AND the Best Value Private Club in all of Colorado. Also, in Larkspur, you’ll find the Golf Club at Bear Dance. BEAR DANCE is a PUBLIC course and is the Colorado Headquarters of the Professional Golfers Association, the PGA! This 18-hole course offers fantastic scenery as well and is the 1st place winner of numerous Colorado Avid Golfer Awards including Best Denver Region PUBLIC Course, the Best Food, and Best Course Conditions.

#5. OPEN SPACE - The Larkspur Area has THOUSANDS of acres of dedicated County-owned Open Space, much of which is open to the public for hiking, biking, horse-back riding, guided tours and special events. Miles of trails is open to the public.

#6. PIKE NATIONAL FOREST - At over 1-million acres in size, the Pike National Forest includes the western part of the Larkspur Area and covers several Colorado Counties. National forests provide all sorts of outdoor recreational opportunities.

#7. WILDLIFE - One of Larkspur’s most beloved treasures is the wildlife you will see on a daily basis. If you like nature, then Larkspur is the place to be.

#8. LIFESTYLE - Unlike the city and tightly packed suburbs, the atmosphere of the Larkspur Area is slower, quieter and more personal. Many Larkspur areas have little to no highway noise at all. As Larkspur is somewhat rural, it is NOT within walking distance to the variety of conveniences you may be used to in the suburbs or the city. But in reality, that is what many people find attractive about the area. Larkspur simply offers a more relaxed pace of life.

#9. AVERAGE AGE: The average age of Larkspur Residents is 50-60. Larkspur does NOT offer many opportunities for first-time buyers. Instead, Larkspur attracts the move-up buyer, the executive or successful business owner OR people planning their retirement. However, don’t be fooled, Larkspur is NOT a retirement community. There are plenty of kids here, so if you have kids, they WILL find friends in the area.

RESTAURANTS - The Larkspur Area itself has 6 restaurants: the Larkspur Pizzeria & Café, the Spur of the Moment Bar and Grill, Charito’s House (authentic Mexican food), the Larkspur Corner Market Boar’s Head Deli, the Golf Club at Bear Dance, and Private Dining at the Perry Park Country Club. Only 4 of these 6 locations are in the Town of Larkspur.

#12. SCHOOLS: The Douglas County School District is the 3rd largest school district in Colorado. There are TWO public Elementary Schools in the Larkspur area. The Larkspur Elementary School and the Cherry Valley Elementary School. The middle and high schools for the Larkspur Area are in Castle Rock.

#13. LOCAL FIRE DEPARTMENT & HOSPITAL - The Larkspur Fire Protection District has a state-of-the-art facility in the Town of Larkspur and has at least 6 career firefighters and Emergency Medical Technicians on duty at all times (24/7).
