The listing agent works for the SELLER. You want to have someone representing you and your best interests. They will also educate you on the market and help you strategize how you write your offer.

 

BE PREPARED - TO SUBMIT A PRE-APPROVAL WITH YOUR OFFER!

Sellers aren't even looking at offers without pre-approvals or at least a pre-qualification letter in this market. Do your due diligence and know what you're comfortable spending so you don't get in over your head in a bidding war.

 

BE PREPARED - TO COMPETE WITH OTHER OFFERS.

In most price ranges, there is a severe lack of inventory which means there are more buyers looking for homes than there are homes for sale. That means you are likely house hunting in a seller's market.
