It's the first remodel ever to come in at budget and on a really tight timeline for me, by the way. Then his marketing techniques...well, I don't want to spill the beans for his competitors, but let's just say they were creative, impactful and are pretty much guaranteed to bring about the highest/best price for any property. Jeff is a phenomenal realtor! He successfully took two real estate novices from the east coast who had to largely shop via the internet and guided us into a fantastic stone cottage in a good neighborhood for a very reasonable price -- all while never being pushy. If you want to know the entire story...read on, if you are in a rush just trust me that Jeff will do a great job for you whether you are buying or selling! (That's right, exclamation points at the beginning and end.)
Adam C - Jeff Gifford is diligent, knowledgeable, communicative, and honest. Jeff spent months with my wife and I, trying to find the perfect house. Many homes in central Austin spend less than 1 week on the market (sometimes, as we found out, less than a day), so quick action is essential. Jeff made himself available to us at any hour, any day of the week. If he (or we) found a newly listed property, Jeff would have us in and looking usually within an hour or two of it being listed. This is a man who knows the market, and knows what it takes to get his clients into their dream home.
Additionally, Jeff knows just about the best plumbers, roofers, heating/cooling experts, inspectors, electricians, and foundation experts in the city. Believe me, if there is an issue with a house you are looking at, you will know. This peace of mind is priceless. Having these resources available reduces much of the stress of home buying.
To top it off, Jeff is just a nice human being. He would call just to see how we were doing or have a chat, give status updates on properties we had looked at, and just generally go the extra mile.
In short, Jeff got us into our dream home, at the price we wanted, with very little stress. I would not hesitate to use him again, whether I was buying or selling.

Roger S - Jeff did a truly great job for us. I have worked with many agents and while most of my experiences have been good, Jeff was the best realtor I've collaborated with. Barbara S - If there were ten stars on the rating scale, Jeff would get them all. He is that good! When it comes to true professionalism and a great attitude and getting a deal beyond your best expectations, no matter what side of the transaction you are on, Jeff absolutely sets the gold standard.
Whenever I look at a property, even just browsing, he shows up with all the comps in the area for my review. He is ready when you are, but never pushy. He is a stickler for detail, walking through a space and pointing out the best and the worst. If you are buying, he will get your best price, and likewise if you are selling. He refuses to do both sides of a contract, even though it is allowable by law, because he feels it is a conflict of interest and unethical. He does not want to walk the fence in his own best interest: he wants the very best deal for his client, whatever side of the deal you are on. I have made the mistake of using a realtor in the area where I was doing a transaction, outside of Austin, and I learned a cruel lesson. Never again!
Laura I - Got your sunglasses on? You'll need them because this is a glowing recommendation! Jeff is a top-notch realtor with an impressive array of awards, solid contacts, and just plain know-how. He's a get-it-done-right kind of guy who made this whole process more of a dream come true than what could have been my worst nightmare. Most of all, Jeff still believes that being a good person is way better than being a jerk. Because mean people really do suck. Bottom line: Jeff loves what he does, and it shows...from start to finish.
As for me, I started with an impossible scenario: selling my home in a sea of short sales and foreclosures. It was daunting. I was prepared to feel completely depressed. But Jeff came on the scene and unleashed his proven and proactive marketing plan. It worked like a charm! I even got the full asking price. Miracles do happen, my friend! Jeff was constantly reminding me that I just had to keep the faith. That was my first clue I was working with someone extraordinary. Sell my home: Check!
When you're looking for that new place, he won't let you waste your time. He's always respectful, but he'll let it be known when something won't meet the muster. His depth of knowledge when house-hunting made me see past the pretty stuff and make sure I was making a sound investment. He keeps you from looking outside your comfort zone, too. That was important to me. I was a Katrina evacuee and had to overcome much when I first settled in to the Austin area. Then tragedy struck again when my ex-husband died suddenly of a heart attack two years ago. I felt the weight of the world on my shoulders, and couldn't afford to make a mistake. My goal was clear: move to a really good neighborhood with really good schools so my kids could have a better life. Jeff was my hero, because he not only helped me sell my house, but he zeroed in on what was really important to me. He met and exceeded my goal--within my budget and more square footage to boot! Find new home: Check!
But it's not enough to sell and seek a house. Jeff understands that there's money involved. Whether you're a millionaire or a low-income single mom, your money is important to you. Again, his experience really came into play here. He knows the market and he knows how to negotiate. He also put me in touch with one of his many trusted contacts, mortgage broker Paula Hudgins at Capstar Lending. Those two really make a dynamic duo! Paula locked me in at an insane rate, and I'm quite sure I got the best deal out there. My brother teased me about my "steal" deal, saying he was gonna have to call the cops! Finance the new home: Check!
A few weeks from closing I found myself at Dell Children's Hospital with my son, who was scheduled for an emergency appendectomy. I was going to be there for about a week. At some point I called Jeff to let him know what was going on. His first words were: How can I help? He actually went to my house to get my cell phone charger for me. While he was there he took out the smelly trash and made sure my cats didn't die of thirst or hunger. More clues that I was working with an extraordinary person.
Interestingly enough, although the closings on both houses had to be rescheduled, it wasn't because of anything on our part. There were just some loose ends that had to be tied up by the buyer of the new house and the seller of my new house. Neither scenarios were deal breakers, but the delays actually worked in my favor. As Jeff says, when you have good people and good realtors (without oversized egos) working together, it all works out. He was right. Prior to the new closing date, Jeff talked to the seller's realtor and learned that the owner was willing to move out early. So he worked out the legal details, and I got to move in to the new house earlier too. The negotiations made all parties involved happy since both families were eager to move on to the next phase of our lives. He also helped me round up some extra people on moving day when there were some no-shows (you always find out who your real friends are at times like that). Move into the new home: Check!
There's no doubt that Jeff will ensure that everything goes well on either closing day. Every step of the way he has simply gone that extra mile and even beyond that! While he's easy going and has a long fuse, he saves his infrequent wrath for the unfortunate fool who tries to mess with one of his clients at any step along the path. He knows his stuff, so not much gets by him, either. Jeff always has something to pull out of his rather large bag of tools when something doesn't always go as planned.
All in all, anyone who uses Jeff Gifford as his or her realtor is working with an extraordinary person. At any one time he probably has a gazillion clients (give or take), but he always makes me feel like I'm the only one--or at least his favorite one! I totally agree with the guy who says there should be a six-star rating!
